Policy & Procedure
To qualify for rental housing with Apartment Locator, LLC / Johnson Realty you must meet the following requirements and criteria. You must provide information truthfully and to the best of your ability.

RENTAL HISTORY: You must have at least two (2) complete years of satisfactory rental history and have been named on a lease. Rental payments were made in a timely manner, there are no evictions, and your security deposit was returned. There were no extraneous noise, behavior, or conduct complaints.
INCOME: Proof of income must be a current, verifiable document. Income must be sufficient enough to pay the monthly rent plus other expenses including utilities. (Typically housing expenses are 36% of household income.)
CREDIT HISTORY: A report of your credit history may be required to apply for housing. Amount of indebtedness, payment history, bankruptcies, and judgments need to be in satisfactory condition.
BACKGROUND CHECK: A history of criminal activity, sex offender registry, violent crimes, and drug activity may be used as disqualifying factors. Any other history that compromises the health, safety, or peaceful enjoyment of others is also a disqualifying factor.
FALSE STATEMENTS: Statements made with intent to deceive will disqualify an applicant for housing.
ELIGIBILITY: Applicants must be at the age of 18 and have valid identification in order to apply for housing.

Rental Application Process

  • Submit a rental application containing the required information.
  • Enclose or attach a non-refundable application fee of $25.00 payable to Apartment Locator, LLC
  • Enclose or attach any impertinent information such as pay stubs, letters of reference etc.
  • Sign the application authorizing and accepting the guidelines described on the application

Once we received your completed application

Apartment Locator, LLC will review your application and verify the information you have submitted.

  • Credit report

Apartment Locator, LLC will contact you upon acceptance of the housing you have applied for. When accepted you will need to provide a security deposit equal to one month’s rent payable to Apartment Locator within one (1) business day. Upon receipt of your security deposit, you will be emailed a sample of a lease which you will be entering.

The housing you have been accepted for and secured with a deposit will now be taken off the market. A closing date and time will now be agreed upon. The lease closing shall be held in our office at 76 Park Avenue, Portland, Maine. You will need to bring a picture ID at the time of closing.

The lease will be signed by you and Apartment Locator, LLC. The completed lease agreement will be provided to you in its entirety. A copy of the signed lease will be filed in the office.
